How Much Should You Pay For Rent

With no shortage of options, amenities and perks when it comes to renting in Wichita, you want to make sure you’re not over paying for rent. And the amount you should be spending on rent may surprise you.

A recent study by Redfin ( Redfin.com ) found that on average, the typical home costs 25% more to buy than rent in the 50 largest metros in the United States. With that data, it’s no surprise that so many people are making the choice to rent instead of buy. While Wichita, or any other city in Kansas wasn’t mentioned in the article, it’s easy to see that renting is a popular choice in our own metro.

With snazzy new apartment complexes and duplexes popping up on nearly every corner, there isn’t a shortage of options if you are looking to rent. Maybe you’re fresh out of school, ready to take the leap and get your own place, or perhaps you’re already renting – either way it’s important to make sure that you aren’t paying too much for rent.

Yes, renting is easier and more accessible than buying a home, but there is still much to plan for and consider when it comes to renting. At the top of that list is knowing how much you should actually spend on rent to ensure that you don’t look at places that are outside of what you can afford, and you don’t go broke while renting.

A quick search online gives you consistent results - your rent payment should not exceed 30% of your gross monthly income. According to Chase.com, this has been the case since 1981 when a study done by the government found that people who spent over 30% of their income on housing were “cost-burdened” and “may have difficulty affording necessities.” ( Chase.com ) And this rule still holds true today.

So “gross income,” what is that? Your gross income is the amount on your paycheck before your taxes, insurance, and any other deductions come out. The amount left over after your deductions is your “net income.” There is a major difference between the two and making sure that you are using the right number in the right place is very important. Now back to that 30% gross income as a max for your rent payment. Here’s how you can easily determine what this 30% of your gross income amount is:

Calculate your gross pay for the month by adding up the numbers from your “gross pay” column on your paychecks, for all the paychecks you got in a month. That’s your total gross pay for one month.
Take that total gross pay multiplied (x) by 0.3.
Now move the decimal to the right two places, also known as multiplying by 100. That’s 30% of your total gross pay.

(Total Gross Pay for the Month x 0.3) x 100 = 30% Of Total Gross Pay

Some caveats to this:

If your pay fluctuates significantly from week to week, you’ll want to determine the average of your gross pay instead of the total.
Calculate this number by adding up the gross pay from all the paychecks for at least the last 6 months to a year to get a good average. That would be your total gross pay.
Take this total gross pay and divide it by the number of paychecks you received/totaled up. That will give you your average gross pay.
Take that number multipled (x) by 0.3.
Move the decimal to the right two places, also known as multiplying by 100. That’s 30% of your total gross pay if your income fluctuates.

Total Gross Pay for 6 Months ÷ Number of Paychecks Received = Average Gross Pay

(Average Gross Pay x 0.3) x 100 = 30% of Total Gross Pay

If you are self-employed , you’ll want to use this same averaging method, but instead of using your gross pay, you’ll want to use your net profit or income , after you’ve accounted for business expenses, self-employment taxes, etc. and follow the same formula above by averaging your net income and finding 30% from there.
If you receive a good chunk of your income from cash tips or tips that aren’t reported on your pay check or to the government, you’ll need to start keeping track of how much you make on those tips in some way so that you can not only account for it to know what that 30% number is, but also because your property manager is going to want to know too. They won’t count unreported income towards your income total and it may affect your eligibility to rent.

Making the rent payment is not all you need to consider. You need to take into account the other bills and utilities you’ll need to pay for:

Renter’s Insurance (Yes, you have to have it!)
Electricity
Gas
Water
Trash
Sewer
Internet
Pet Rent and/or Fees
Security Deposit & Other Move-In/Out Fees
Credit Card Debts and Payments
Student Loan Payments
Vehicle Fuel & Maintenance
Necessities: Food, Personal Care Items, Etc.
Extras: Salon Visits, Movies, Eating Out, Bar Tabs, Home Décor, Etc.

Plus, don’t forget that you need to save too, not only for retirement but for a rainy day. If you’re not already saving for retirement, you should be! And if you’re not saving at all, then you need to start! Even just $10 a month can add up! More on that in a future article though. For now, just start stashing $10 a month in a piggy bank or an account you don’t touch. You’ll thank us later.

Some of those items mentioned above may or may not affect the specific home you are looking at. For example, many places have gone all electric, so you won’t have a gas bill. And in some rental communities, many of these items will be included in your rent payment like trash and sewer, possibly even internet. If you’re unsure, be sure to ask the leasing specialist or property manager what utilities you’ll be responsible for and what’s included in the rent.

Keep in mind that you’ll most likely have to pay a security deposit and some additional fees to secure your desired home before moving in. Often, many rental communities and homes will require a security deposit, cleaning fee, plus the first month’s rent to claim your spot. Security deposits are typically equal to one month’s rent or half a month’s rent. Most likely your leasing specialist or property manager will go over this with you at the end of your tour. Whatever the amount is, that’s extra money that you’ll want to have saved before you consider renting. And if you don’t have that amount saved, don’t sign a lease, as you’ll be working from a financial hole to make the next month’s rent payment.

Remember, you don’t want to go into debt renting. If you can’t afford the place you’re looking at, consider getting a roommate, looking at a different place that is more in-line with your budget or even holding off and living at home with your parents while you can save up some money. If you’re in a position where you must move, then adding a roommate to split the bills with or finding a more budget-friendly option may be a smarter move.

Basically, a budget allows you to tell your money where to go so that your money doesn’t tell you where to go. In its simplest form, creating a budget is very easy.

Total up your monthly take home pay – this would be your NET income, not your gross income. Not all your gross pay comes “home” with you for you to use in daily life, only your net pay does.
Then total up all your expenses in a month - these are things like your utility bills, food, necessities, etc. You could also include your extras and fun stuff in this number too. Depending upon the budgeting method you’re using, some methods will put these expenses in another category. Things like salon visits and eating out. For this simple method, you can take pretty much everything from the list at the beginning of this article plus your rent and that total number shows you what your total expenses are in a month.
Subtract your total expenses from your total income. That’s how much you have left every month. You can do what you choose with whatever is left but we highly recommend saving it, investing it, doing something with it to help with your retirement or for a rainy day.

Total Net Income – Total Expenses = Money Left

What if there isn’t anything left or worse, you got a negative number? Then you need to re-evaluate your budget. Figure out where you are spending money that you could stop or what changes you can make to save money. Many people don’t realize how much they spend on some of the littlest things until they see it on paper. Those daily $5 coffee shop runs add up quickly! Even something as simple as shutting off a streaming service you rarely use adds up and saves you money when you take it out of your budget. Very few things in most of our budgets are a “necessity,” so if your budget is tight, or negative, it’s definitely time to consider what you can cut out.

Plus, now that you’ve got your budget made, you can know what to expect for the coming month and plan accordingly. If you know $50 is the most you can spend on eating out in the month to make your budget work, then stick to it. Perhaps it’s as easy as having friends come over to hang out rather than meeting up at a restaurant or bar. Instead of going to get coffee every morning on the way to work, you make your coffee at home. Cancel that gym membership you only use once or twice a week and work out at home or go for a walk outside. When you get into it, budgeting can be kind of like a fun game that you challenge yourself to stick to every month. You might be surprised where and how you can easily save money and live within a budget!

And if you haven’t made the full leap to adulting, creating a budget beforehand is crucial to ensure you’re not getting in over your head with expenses from the start. If you’re not sure how much utilities will cost, you can always ask your parents or even the leasing specialist what the average cost is and they should be able to give you some numbers that you can use to create your budget from. The utility companies will also be able to give you this information if you visit their website or contact them.

Now that you are armed with your budget and you know exactly how much you can spend on rent, you’re ready to determine if are ready to move! If the numbers are right, then go for it. If they aren’t, see what you can change to make the numbers work. Taking these small, easy steps before you ever sign a lease will help you out so much in the long run.

Pet Restrictions

We do have a few restrictions when it comes to renting with pets. Miller Family Properties only allows a maximum of two pets. The weight restrictions on pets are a maximum of 50 pounds. We also have a few breeds of dogs that are not allowed. The breeds that we do not allow are Pit bulls, Rottweilers, and German Shepherds. If not, that is okay, we are here to walk-you through this process. Follow these steps that we have compiled for you, and you will be ready to conquer this milestone.

Step #1 – Determine Your Budget

The main hurtle that you are going to have to master is a budget . While living at your parent’s home was a breeze. You had chores and possibly an allowance. You did not have to pay the bills or rent, but you are embarking on your own story now. The benefits that you were receiving at home will no longer exist.

Moving out into the world and spreading your wings will have some costs associated with the dream. You will need to consider the following:

If you are unsure of your spending habits, go to your banking information. Take a detailed look through the past 90 days transactions. This will also allow you to check if any fraudulent or suspicious activity is going on under your name.

You are probably tried of hearing about money, but it takes money rules the world. All rental management properties are different. Expect to hear the words, security deposit, 1 ^st month’s rent, and last month’s rent.

Security deposit is funds that you grant the landlord for any damages that might incur while living that their property. These deposits may or may not be refundable make sure you ask about their policy. First months and Last month’s rent is as it sounds. The renter is just making sure that you are pre-paid. Not all management properties charge last month’s rent.

We’ve provided some helpful resources to help you decide what’s right for you based on your life right now.

There’s the old saying “If you’re renting you might as well be lighting money on fire.” And for many people this may be the case, but its not true for everyone. Your individual life factors, financial situation, current job and career goals and your personal preferences should affect this decision more than anything your friends or parents may say. Let’s dig in to learn to help you answer this question once and for all.

Life Factors

According to Listen Money Matters , if you plan to live in the area for less than two years and want to maintain flexibility and mobility in where you live, then renting is a better option for you than buying. Conversely, if you plan to live here for more than two years and want the feeling of stability that comes with homeownership, then buying may be the right direction to go for you.

If you are single, renting may be a better option for you, as a mortgage payment may be difficult to make with one income versus two. You can always have roommates in both renting and homeownership, but if you choose to have roommates as a homeowner that pay you rent, you become a landlord too, and that’s a whole different scenario with additional liabilities and potential issues to consider.

If you’re married or in a long-term relationship choosing to rent or buy becomes influenced by additional factors such as your ages, total household income, financial situation, personal preferences and whether you have children.

If you have children, both buying and renting have their pros and cons. If you want to ensure your kids will remain in the same school district throughout their education and want them to form the bonds that come with permanent neighbors associated with homeownership, then buying may be a better option than renting, as your neighbors are likely to change often with renting. If you move frequently, even within the same city, its very possible that your children’s schools and potentially even the school district may change.

Financial Situation

The Balance and NerdWallet both provide great insight on the financial side of buying a home versus renting. Both mention that if you have a lot of debt, bad credit and little savings, you’ll need to continue renting for a while. Don’t be discouraged! There are lots of steps that you can take to start paying down your debt, rebuilding your credit and start saving if you do dream of becoming a homeowner. One easy first step - pay your rent on time every month as this will help improve your credit score!

Current Job & Career Goals

Job security is a big part of homeownership and lenders will most likely look at your current employment status and past job history before they’ll give you a preapproval for a mortgage. Its important that if you want to purchase a home, you have a job and keep a job.

If you’re don’t work outside the home, your spouse’s current and past employment will be the determinate on getting preapproved. But if you have a side-gig such as freelancing, photography or making and selling things on Etsy, tutoring, babysitting, anything that you do that provides you with money to live on, then that counts as income and should be mentioned when it comes time to meet with a lender. Essentially, they want to see that you’ll have the ability to pay the mortgage that they will approve you for. If you’re certain you’ll stay at your current job and even have the potential for advancement in your career and more pay, then buying a home is a good option. Not only are you less likely to move (unless you work for a company that moves its employees frequently, but they often cover moving expenses and help sell your home in that instance), but you also have the stability necessary for making a mortgage payment, paying off current debt and building savings.

Personal Preferences

If you want flexibility, plan to move frequently and don’t want to be responsible for repairs or maintenance (other than daily cleaning), then renting is the way to go for you and your family. You’ll have less freedom as far as painting the walls, hanging things on the walls, and structural and design details of your home are concerned. You’ll be locked into set paint colors, cabinets, counters, etc. and often are limited to what can hang on the walls unless you plan to do extensive repairs when you move out. You’re also liable for repairing anything that gets damaged while you live in a rental. And you may be subject to yearly rent increases.

Conversely, if you want stability, don’t plan to move in the next few years, want to be able to make updates to your home such as the paint colors and design and structural details and have overall financial security, then buying is the way to go for you and your family. Yes, you’ll be responsible for everything that goes wrong with your home, but you’ll start building equity and more-likely-than-not see a great return on your investment if or when you decide to sell your home. Most likely your mortgage payment will fluctuate minimally compared to rent rate increases. Plus, you’ll be afforded new opportunities like the option to keep your house and rent it out yourself when you're ready to buy a different, newer home. Not to mention you'll eventually pay your home off which means more money in your bank account every month.

The Most Important Thing to Consider

There is so much to consider when it comes to renting versus buying. The most important thing to keep in mind is that regardless of where you are or where you want to be, when it comes to your “home” – the place where you live, the place you come back to every night, the place you eat dinner with your family or roommates, the place where you make memories with friends and family, the place where you relax, the place that is your sanctuary from this crazy world - you can count on one thing, the age-old saying “home is where the heart is” holds true. You can make any residence a home!

Red, White, And Blue “Tie Dye”

A fun way to cool off and make a keepsake on the Fourth is by filling water balloons with red and blue food coloring or red and blue paint. Wear white shirts (and any pants you don’t care if they get dyed) and have a “water balloon fight” like you normally would. As the balloons pop, they’ll leave a tie dye effect on the white shirts!

Red, White, And Blue Strawberries

This colorful treat makes a great addition to any Fourth of July celebration! You’ll need:

· White Chocolate (either chips, chunks or bars)

· Washed, Fresh Strawberries (either hulled or whole, your choice)

· Small Blue Sprinkles

Add the white chocolate to a microwave-safe bowl and melt it in the microwave in 30 second intervals. In a second bowl, add the blue sprinkles. Then take your strawberries and dip the bottom half in the melted white chocolate and then into the blue sprinkles. Set them on a plate or cookie sheet covered with wax paper until your done dipping all the strawberries you want. Let them sit in the fridge to cool for about 5 minutes and congratulations you now have red, white, and blue strawberries! New Paragraph

DIY Patriotic Tic Tac Toe

Using wood x’s and o’s from the craft store you can make your own DIY game. Paint them all with a white base coat, using tape mark off stripes. This berry-maple blast smoothie is sure to please! Once you gather all your ingredients, start by putting a handful of spinach and ½ cup of frozen blueberries into a high-power blender, followed by a cup of milk (we recommend almond/oat milk), 2 spoonfuls of yogurt (greek/plant-based), a pinch of salt, maple syrup to taste, and 3-5 ice cubes. Then, just blend until smooth and you have yourself a delicious berry-maple blast smoothie!

Cinnamon Twist Smoothie

Ingredients : rolled oats, banana, yogurt, brown sugar, milk, cinnamon, vanilla extract

Crunchy & Fruity Chicken Salad

Ingredients : Chopped or shredded cooked chicken, mayonnaise or plain greek yogurt, celery, apples or grapes, nuts - walnuts, almonds, or pecan nuts (toasted – optional), red onion (optional), spices – salt, pepper, garlic powder

Sweet, savory, creamy, and crunchy – this chicken salad is the perfect light and tasty lunch option. It also refrigerates well, so you can prep ahead of time and store for a few days to enjoy for lunch! In a large mixing bowl, combine ½ cup of mayonnaise or plain greek yogurt, and ¼ tsp each of salt, pepper, and garlic powder. Next, add in 2 cups of cooked chicken, ½ cup of chopped celery, ½ cup of quartered grapes or apples, ½ cup of (toasted) nuts, ¼ cup of finely chopped red onion (if using), and stir well to combine ingredients. This salad is perfect for sandwiches, wraps, or on its own!

Grilled Peach & Arugula Salad with a Mint Vinaigrette (Vegetarian Option)

Ingredients : fresh ripe peaches, fresh arugula, cheese (parmesan/goat/feta), walnuts, shallot, fresh mint leaves, balsamic vinegar (white or regular), extra-virgin olive oil, honey, spices – salt and pepper

Vinaigrette :

In a mason jar, combine 2 tbsp of white or regular balsamic vinegar, 1 tsp of honey, ½ small shallot – thinly sliced, 2 tbsp of finely chopped fresh mint leaves, and 5 tbsp of extra-virgin olive oil. Tighten the lid and shake well to combine ingredients.

Salad :

This grilled peach and arugula salad is fruity, creamy, and loaded with amazing flavor! To cook the peaches, halve and remove the pits from 2-3 peaches, heat a grill pan over high heat, lightly grease with oil, add the peaches cut side down, and grill for 1-2 minutes or until golden brown. Once finished, set the peaches aside to cool off while you prep the rest of your salad. For the base of your salad, lay down some arugula on a plate, add in your cheese, and top it off with ¼ cup of toasted walnuts.

Lastly, slice the peaches into wedges and top the salad with them. Drizzle with the mint-vinaigrette and enjoy!

Taco Salad with Cilantro-Lime Dressing

Ingredients : ground meat, spices – salt, pepper, chili powder, onion/garlic powder, ground cumin, smoked paprika, oregano, salsa, romaine or iceberg lettuce, cherry or roma tomatoes, toppings*, dressing*

The perfect blend of textures and flavors in this taco salad make it a crowd pleaser! You can customize it to your liking and make it ahead of time to enjoy for a few days. Build your base with romaine or iceberg lettuce and ground beef/chicken/turkey seasoned with salt, pepper, chili powder, ground cumin, smoked paprika, oregano, and salsa. Pick and choose your favorite taco salad toppings! *We recommend shredded cheese, avocados, corn, freshly chopped tomatoes, and crushed tortilla chips. Top with * cilantro-lime dressing and enjoy your nutritious, flavor-packed salad!

There's nothing quite like enjoying a delicious homemade meal with the ones you love. Keep reading to explore some easy dinner ideas you can try out!

Sheet Pan Mediterranean Shrimp

Ingredients : large, peeled shrimp, fresh asparagus, olive oil, garlic, red onion, feta cheese, black olives, lemon, fresh cilantro or parsley, spices – salt, pepper, smoked paprika, and oregano

Loaded with color and flavor, this easy sheet pan Mediterranean shrimp is the perfect quick and easy dinner option! Combine all your ingredients (except lemon, feta cheese, and olives) and lay them on a sheet pan making sure to season and drizzle with olive oil before placing in the oven. In just 15-20 minutes, you’ll have flavorful, succulent shrimp and bright veggies to enjoy. After cooling to room temperature, sprinkle with feta cheese and lemon for extra flavor. Dinner is served!

Honey Garlic Glaze Salmon

Ingredients : skin-on salmon fillets, extra-virgin olive oil, honey, lemon juice, hot water, minced garlic, *spices – salt, pepper, smoked paprika, cayenne pepper, chopped fresh parsley or green onion (optional - for garnish), lemon wedges (optional - for garnish)

This salmon dish has complimentary hints of honey, garlic, and lemon – yum! First, gather all ingredients, let the salmon fillets come to room temperature, and pat dry. Next, whisk together extra-virgin olive oil, honey, minced garlic, lemon juice (we recommend fresh), hot water, and spices to taste*. Drizzle half of the honey garlic glaze over the salmon fillets and place in a skillet. Season the salmon with salt and pepper, then heat up some olive oil in a skillet. Add in the fillets skin-side down and brown on both sides. Flip each fillet over and pour the other half of the glaze over the fillets. Move the skillet to the oven and bake for 4-5 minutes. Lastly, garnish with fresh lemon wedges and parsley or green onion for color. Serve over a bed of rice or quinoa, alongside veggies, or simply on its own!

Cheesy Sicilian Pasta (Vegetarian Option)

Ingredients : pasta - rigatoni, ziti, or spaghetti, eggplants, marinara sauce, extra-virgin olive oil, cheese – mozzarella, ricotta, or parmesan, fresh basil, spices – salt, pepper, oregano, red pepper flakes (optional)

We're going to Sicily with this hearty cheese and eggplant pasta ! Start by bringing a pot of salted water to a boil and cook your pasta according to the box’s instructions. While it’s cooking, heat up marinara sauce in a large pot over medium-low heat and preheat your oven to 425 degrees Fahrenheit. Next, line 2 large baking sheets with parchment paper and start prepping the eggplants. Use a peeler and shave long alternating strips of eggplant. You should be left with a zebra-striped pattern when finished. Then, cut the eggplant horizontally into ½-inch thick rounds, discarding the end pieces. Place the eggplant on the lined baking sheets and brush with olive oil on both sides. Sprinkle with salt and pepper and roast until golden and tender (appr. 35-45 min.). Your pasta should be done cooking by this time – reserve ½ cup of the pasta water, drain pasta, and return to pot. When the eggplant is finished cooking, add it into the marinara sauce and mix it up. Add in olive oil, fresh basil, dried oregano, and red pepper flakes (optional). Lastly, add the pasta, cheese, reserved pasta water, and spices into the eggplant-marinara sauce and stir to combine. Easy and delicious!

3. Dyed Eggs: 2 Ways

Ingredients/Materials : Hard-boiled eggs, Elmer's glue/honey/light corn syrup (for glue), edible glitter, sponge brush

1. These festive glitter eggs are gorgeously decorated and easy to make. All you need are a few items and you're all set! Start by taking a hard-boiled egg, dipping your sponge brush in your glue of choice (we recommend honey or light corn syrup if you're planning on eating the eggs), and brushing the eggs with glue. Then, sprinkle some glitter on top of your eggs or roll them in glitter and you have perfectly decorated glitter eggs. It's that simple!

Ingredients/Materials : Hard-boiled eggs, cool whip or shaving cream, gel food coloring, muffin tin, swirling tool (toothpick, skewer, etc.)

2. Festive dyed eggs are fun, decorative, and easy to make! Start by putting either shaving cream or cool whip into each hole of a muffin tin. Next, add in some drops of gel food coloring to each hole (add in 2-3 colors for a cool tie-dye effect in the finished product). Then, grab a swirling tool and gently mix the colors together in each hole. For higher color contrast, don’t stir the colors too much. After you’re done mixing your colors, place the hard-boiled eggs in each hole and lightly press down. Wait 10-15 minutes and flip the eggs over, waiting another 10-15 minutes. Lastly, rinse off the eggs and set them on a towel to dry.

4. Floral Wreaths

Materials : Grapevine wreath, scissors or wire cutters, faux flowers/greenery, ribbon or string & command hook (for hanging wreath), floral wire (optional)

Floral wreaths make a great statement and are perfect for spring! All you need are a few materials to make your own DIY floral wreath. First, start prepping your faux flowers/greenery by trimming them with scissors or a wire cutter. Make sure you're not cutting them too short, so you’re able to securely place them into the grapevine wreath. Next, place the flowers/greenery into the branches of the grapevine wreath (you may need to use floral wire here to secure certain pieces) and repeat until you’re satisfied with the overall look! To hang up your wreath, attach some ribbon or string to the back of your wreath and hang it up with a command hook.
